For a 1,200 to 2,300 sf house, a stock plan licensed for one build runs about $1,000 to $1,500 as a PDF. Modifications run from a couple hundred dollars to a few thousand. Custom drafting is usually quoted per square foot, and one national guide puts it at $1 to $10/sf. Those are list prices we read on sellers' own websites on October 15, 2026, with links below.

The sticker price is only part of it. What's in the set, what the license allows, and how long changes take decide what the plan really costs you.

Stock plan prices, by seller

These are list prices for plans close in size to a 1,400 sf ranch, checked on each seller's live plan page on October 15, 2026. Sales and promo codes change them weekly.

  • Family Home Plans, plan 77428 (1,425 sf): PDF $990
  • Nelson Design Group, Briarwood Manor (1,430 sf): PDF $1,000
  • Monster House Plans, plan 2-426 (1,416 sf): PDF $1,200
  • Architectural Designs, plan 11700HZ (1,400 sf): PDF single-build $1,345
  • America's Best House Plans, plan 041-00461 (1,410 sf): PDF $1,345
  • The Plan Collection, plan 200-1074 (1,400 sf): PDF $1,350

At the high end, a 1,491 sf plan on Houseplans.com listed at $2,188 for the PDF. Prices vary by designer, even inside one marketplace.

Licenses change the price more than size does

Most sellers price by license, not just by format:

  • Additional single build: $275 (Family Home Plans) to $495 (Architectural Designs).
  • PDF unlimited or multi-build: $1,645 to $2,405. Most sit around $2,000 to $2,150, roughly $500 to $700 over the single-build PDF.
  • CAD with unlimited builds: typically $2,445 to $3,000.
  • Study or bid set (no right to build): $100 for members at one seller, up to $1,644 at another.

If you'll build the same plan three or more times, price the multi-build license first. On most ladders, a single-build plus two additional builds costs more than the multi-build tier. (More on license types in House Plan Licenses Explained.)

Modification prices and timelines

Modification pricing is where sellers differ most:

  • The Plan Collection says most changes add $150–$300, with modified plans in 5–15 business days.
  • Houseplans.com gives an average of $900–$1,500 and 4–6 weeks.
  • The House Plan Company lists minor changes at about $200–$1,000, major changes at $1,100–$2,500+, and 12–14 weeks for complex changes.
  • Donald A. Gardner has a $3,000 minimum.

Custom drafting per square foot

Drafting firms usually quote per square foot with a minimum:

  • Fixr's national cost guide puts drafters at $1–$10/sf or $50–$130/hour.
  • Missouri freelancers on Cad Crowd list $20–$38/hour.
  • At the far end, Advanced House Plans quotes custom design from about $6,400, taking 3–6 months.

Architect-designed plans

Based on what we see as general contractors, architect-drawn custom plans commonly run $10,000 to $20,000 once revisions are included. The size of the house and how custom it is move it within that range. That's our experience, not a quote. Architects usually price per project, so if you go that route, get two or three written proposals.

What drives the cost of a plan

  • Sheet count and completeness. A floor plan and elevations is not a construction set. Foundation, floor framing, roof framing and bracing, sections, schedules and electrical take real drafting time.
  • Structural detail. Framing plans with member sizes take longer than a note that says "framing by others."
  • Revisions. Each round of changes is drafting time. Ask how many rounds are included.
  • The license. Single-build, multi-build, unlimited and CAD are priced differently.
  • Seals. A licensed professional's review and seal is a separate fee, paid to that professional.
  • Renderings. Usually an add-on. Architectural Designs' rendering partner lists $200 for one front exterior and $995 for eight interiors.

Per square foot vs. flat fee

Per-square-foot pricing is common for custom drafting because the work scales with the house. Watch the definition: heated area only, or heated plus garage and basement? A 1,600 sf house with a 600 sf garage and a full basement is a lot more drawing than 1,600 sf of floor plan.

Flat fees are common for stock plans and modification tiers. They're easier to budget, but read the scope. "Minor change" means different things at different shops.

The hidden cost of a thin set

Some sets are cheap because they leave things out. These are sellers' own published exclusions:

  • One designer's set on Architectural Designs excludes stamps, site plan, mechanical and plumbing drawings, energy calculations, wind and seismic calculations, and framing plans and beam sizes.
  • Max Fulbright Designs lists electrical layouts, HVAC, plumbing, site plans and engineering as not included.
  • Sater Design Collection says all its plans need engineering.
  • Houseplans.com's FAQ says its plans are "not necessarily" permit-ready.

Example (illustrative, not a real job). A builder saves $300 on a set with no floor framing plan and no beam sizes. The framer has to call the lumberyard to size the center beam and the garage header. The lumberyard's designer needs a load path, so the builder pays a drafter to draw one. Two days of framing slip while it gets sorted, and the inspector asks for the beam documentation at framing. The $300 is gone before the roof is on.

The fix is to compare sheet lists, not prices. Ask any seller for the sheet index before you buy.

What Sillplate charges

Our prices are published, and they're low on purpose. We're drafters and builders, not architects or engineers, and that's a big part of why. These are list prices as of October 15, 2026; the pricing page always has the current numbers.

Custom plans (our main service): a complete set, priced by living square footage. It includes a cover sheet, a dimensioned floor plan for each floor, exterior elevations of all sides, a roof plan, a foundation plan, a floor framing plan for each floor level, a roof framing plan, wall bracing, building sections, construction details, door and window schedules, an electrical plan for each floor, and code references. The sheet count varies with the size of the house and the number of floors.

Home sizeStandardDetailedComplex
Up to 1,800 sf$1,495$1,495$1,495
2,000 sf$1,645$1,695$1,745
2,500 sf$2,020$2,195$2,370
3,000 sf$2,395$2,695$2,995

Over 1,800 sf, each extra square foot adds $0.75 (Standard: simple footprint and roof), $1.00 (Detailed: several roof lines, vaults, walkout, bump-outs) or $1.25 (Complex: irregular footprint, multi-level, large open spans). Three rounds of changes are included, and the first draft comes back in as little as 2 business days once we have your inputs.

Against the $10,000 to $20,000 we commonly see for architect-drawn custom plans, that's roughly $8,000 to $18,000 less on a 2,000 sf Standard home ($1,645, about $8,300 to $18,300). It's about $8,500 to $18,500 less up to 1,800 sf ($1,495), and about $7,900 to $17,900 less at 2,500 sf Standard ($2,020). Those are estimates, not quotes or a promise, and they don't include engineering.

Ready-made plans (PDF):

License1240 Starter, The Troy1830 RanchThe Lincoln
Single build$695$795$895
Unlimited builds$1,295$1,395$1,495
  • Additional build on a single-build license: $195.
  • Customizing a ready-made plan: $400 per revision round, or $500 per round with the plan's images redone to match. A whole new layout is quoted as a custom plan.
  • CAD files: coming soon.

Every license includes the full drawing set (11–14 sheets depending on the plan), watermarked to you with a license ID. It also includes the plan's existing images, licensed for marketing that build.

What isn't included: a licensed professional's seal, a site plan or survey, energy calculations beyond the prescriptive table, and truss or engineered-lumber design, which comes from the manufacturer.

Sealed plans: it's your responsibility to call your local building department and find out whether sealed plans are required. If they are, we coordinate with a licensed structural engineer, who reviews the calculations in our plans, makes any adjustments necessary, and seals them. The engineer's fee is passed through at cost. It's commonly $1,000 to $3,000, and ranges from about $500 to $5,000 depending on the home. Our coordination fee is $150. You see and approve the engineer's quote before any work starts.

FAQ

Why do the same plans cost the same on different marketplaces?
Many designers list one plan on several marketplaces. We saw a 1,400 sf plan priced identically, option for option, on two sites. Compare the license terms and support, not just the price.

Is a cheaper PDF the same as a cheaper plan?
Only if the sheet list matches. Compare foundation, framing, bracing, sections and electrical sheet by sheet.

Do builder discounts apply?
Most sellers offer them. We saw 10–25% across the programs we checked, some free and some paid annually. Ours is 10% off for builders who order 3 or more plans a year.

Do plan prices include the engineer?
Almost never. Every major seller we checked excludes engineering or sells it as a quoted add-on.
