These limitations apply to our spec home research and feasibility products, including the Lot Snapshot, the Full Builder Market Feasibility Report, multi-lot studies, report refreshes, and pro forma or pricing worksheets. They also apply to plan-fit recommendations, jurisdiction research and similar advisory work. They're part of our Terms of Service, and a summary appears in every report.

1. What our reports are

Our reports organize market evidence for a builder's own decision about what to build on a lot. A report may include:

  • public market data (for example, U.S. Census Bureau data and other published research files), cited and dated;
  • comparable-sales information from a multiple listing service (MLS), provided by a licensed real estate broker or agent under the MLS's rules;
  • competing inventory and permit activity;
  • a recommended product range (size, bedrooms, stories, garage, foundation, finish level);
  • price-band scenarios and an affordability check;
  • a pro forma and sensitivity analysis built from your costs and assumptions;
  • risks, data limitations and a confidence rating for each section.

2. Not an appraisal and not an opinion of value

  • A report is not an appraisal, not a broker price opinion, and not a comparative market analysis.
  • It does not state an opinion of value for any property, and it was not prepared under the Uniform Standards of Professional Appraisal Practice (USPAP).
  • Price figures are ranges drawn from market evidence and pricing scenarios for your planning. They aren't a conclusion about what any property is worth or will sell for.
  • Lenders, buyers and others must rely on their own appraisals. Don't give a report to a lender, investor or buyer as an appraisal or valuation.

3. Who prepares the reports

  • Reports are prepared by Sillplate Plan Co. The preparer is not a licensed appraiser, real estate broker or salesperson, architect, engineer, attorney, accountant, lender or financial adviser.
  • MLS data comes through a licensed broker or agent. It's provided under that licensee's MLS rules, and it's "deemed reliable but not guaranteed."

A report is information for your decision, not advice about whether to buy land, build, borrow or invest. Whether a project is a good investment depends on your finances, risk tolerance, lender and many facts we don't know. Talk to your lender, accountant, attorney and other advisers before acting.

5. Data limitations

  • Sources differ in definitions, geography and timing. Each figure in a report names its source and the date of the data.
  • Missouri is generally a non-disclosure state. Sale prices usually aren't in public deed records, so closed-sale data comes mainly from the MLS, and samples for new construction may be small.
  • Permit data has gaps. Areas that issue no building permits (some unincorporated areas, for example) don't appear in permit statistics.
  • Public research data is used under each provider's terms, with attribution where required. Some providers' terms limit commercial use, and we use their data only as their terms allow.
  • Your inputs (costs, lot facts, timelines, financing terms) are used as you provide them and aren't independently verified.
  • Sample or hypothetical figures in any example or template are labeled as such and aren't data.
  • Markets, interest rates, costs and competition can change quickly. A report reflects conditions as of its data dates.

6. No guarantees

Nothing in a report or recommendation guarantees that a home will sell, sell within any time frame, sell at any price, appraise at any value, qualify for financing, earn any profit, or be approved for a permit. Past market data doesn't predict future results.

7. Plan recommendations

We also sell house plans. A report's product recommendation is stated as a specification (size, rooms, stories, garage, foundation, finishes), not as "buy our plan." Where we screen candidate plans, we show the comparison. You're free to use the recommendation with any plan or designer.

8. Fair housing

We analyze demand using price, income, product and market data. We don't analyze or recommend marketing based on race, color, religion, sex, disability, familial status, national origin or any other protected characteristic.

9. Confidentiality and use of your report

  • Your report and the information you give us are kept confidential, and aren't used to compete for your lots or buyers.
  • The report is for your internal decision-making. You may share it with your own partners, lender and advisers if you keep these limitations with it. You may not publish it or redistribute MLS-derived data from it.
  • We may use anonymized, aggregated information from reports (for example, the share of reports recommending a basement) to improve our services. We won't identify you or your lot without your permission.

10. Jurisdiction research and code information

When we tell you what a building department appears to require (code edition, seal rules, truss or soils submittals), that's our research as of a stated date. It isn't legal advice or a ruling by the building department. Confirm it with the jurisdiction before you rely on it.

11. Limitation of liability

To the fullest extent allowed by law, our total liability arising from a report or advisory service is limited to the fee you paid for it. We're not liable for indirect or consequential losses, including lost profits, carrying costs, or losses from buying land, building, pricing or selling a home.
