How Long Does It Take to Get House Plans Drawn Up? (And What Slows It Down)
Published timelines for stock plans, modifications and custom drafting, where the weeks really go, and an inputs checklist that keeps your set moving.

A stock plan downloads in a day or two. A modified stock plan takes anywhere from one week to more than three months, depending on the seller. A custom set from a drafting firm is usually quoted in weeks, and one national custom design service quotes 3 to 6 months. Then the building department takes its own time, and nobody can promise you that number.
The drafting itself is rarely the slow part. Decisions, inputs and revision rounds are.
Published timelines, by route
From sellers' own websites, read October 15, 2026:
| Route | Seller | Published timeline |
|---|---|---|
| Stock plan download | Houseplans.com | Digital plans in 1–2 business days |
| Stock plan download | America's Best House Plans | Same or next business day |
| Modification | The Plan Collection | Quote in 2–3 business days; modified plans in 5–15 business days |
| Modification | Houseplans.com | 4–6 weeks on average (rush available) |
| Modification | The House Plan Company | Simple changes 5–10 business days; complex changes 12–14 weeks |
| Modification | Sater Design Collection | Currently a minimum of 10 weeks |
| Custom design | Advanced House Plans | 3–6 months |
| Engineering stamp (add-on) | Advanced House Plans; Architectural Designs | 1–3 weeks; "as little as 3–4 weeks" |
| Material list | America's Best House Plans | 4–6 weeks |
Those are the sellers' numbers, not ours. They show how wide the range is, and why "how long?" is the first question to ask any drafter.
The phases
Every set goes through the same steps, whoever draws it:
- Inputs. Lot information, setbacks, the program (beds, baths, garage, foundation), the jurisdiction, and must-haves.
- Schematic floor plan and elevations. The layout gets agreed before the detailed drawing starts.
- Construction drawings. Foundation, framing, sections, schedules, electrical, cover sheet.
- Review. Your review, and your framer's and lender's if you're smart.
- Revisions. One consolidated round is fast. Five rounds of one change each is slow.
- Final set and permit submittal.
- Plan review by the building department, then corrections (redlines) if any.
Where the time actually goes
- Waiting on decisions. The most common delay is the builder or the buyer deciding: garage left or right, the third bay, tub or shower, the elevation. Every open decision pauses the drawing.
- Missing inputs. Drawing a foundation without knowing basement vs. slab, or a site layout without setbacks, gets redone later.
- Revision rounds. Small changes sent one at a time each restart the review cycle. Batch them.
- Queue time. At a busy firm, your job waits behind others. A 4-week quote may be 3 weeks of queue and 1 week of drawing.
- Licensed-professional work. If a PE has to design a foundation or beam, their schedule becomes part of yours. Start them early.
- Hand-offs. At marketplaces, modifications often go to the original designer or a third party. That's another queue.
What the drafting takes at Sillplate
The first draft of a custom plan comes back in as little as 2 business days once your inputs are complete. That's the fast end, not a promise for your job: a larger or more complex home, or a floor plan that's still changing, takes longer. We're logging every job (start when inputs are complete, stop when the checked set is delivered) and will publish typical numbers once we have enough real jobs to mean something.
What to expect:
- Ready-made plans download the day you buy them.
- Changes to a ready-made plan are quoted in writing, and the quote states the expected delivery.
- Custom plans: first draft in as little as 2 business days from complete inputs, with three rounds of changes included. The clock pauses while we're waiting on you.
None of those numbers include your decision time, a licensed professional's schedule, or the building department.
An example schedule (illustrative, not a promise)
This is a made-up example to show where days go on a moderate modification. Your job will differ.
- Monday: The builder sends the plan number, the lot survey and a marked-up floor plan: move the laundry, add a 2-foot bump to the owner's bedroom, swap the garage to a side entry.
- Tuesday: Written quote and expected delivery come back. The builder approves and pays the deposit.
- Wednesday: Revised floor plan sent for sign-off. It sits two days while the builder checks the garage swing with the buyer.
- Friday: Floor plan approved. Drafting of the foundation, framing, elevations and schedules starts.
- The following Tuesday: Checked set delivered. The builder batches three small comments into one adjustment round.
- Wednesday: Final set delivered for permit submittal.
Drafting was the shortest piece. The two days waiting on the garage decision, and how cleanly the comments came back, set the pace.
The inputs checklist that speeds it up
Send these with your first request and you'll skip a week of back-and-forth:
Lot and site
- Address or parcel number, and the jurisdiction that issues permits
- Plat or survey with lot dimensions, setbacks and easements
- Topography if the lot isn't flat (a walkout changes everything)
- Utilities: public sewer and water, or septic and well
- HOA or subdivision covenants (minimum size, materials, garage orientation)
The house
- Target size and price band
- Beds, baths, stories, garage bays and garage orientation
- Foundation: full basement, walkout, crawl or slab
- Wall framing: 2x4 or 2x6
- Ceiling heights and any vaulted rooms
- Must-haves and deal-breakers, in one list
Process
- Who approves the plan, and who's the one contact
- Whether a lender, HOA or buyer has to sign off
- The jurisdiction's submittal checklist, if you have it
- Your target permit-submittal date
Plan approval time: it depends on your jurisdiction
Review times belong to the building department. They vary by jurisdiction, by season and by how complete the submittal is. Some departments publish target review times; many don't.
How to find yours:
- Check the department's website for a published review timeline or a permit dashboard.
- Call the permit counter and ask what residential review is running right now, not what the ordinance allows.
- Ask what most often causes resubmittals. It's usually a missing site plan, truss drawings or energy compliance.
- Ask whether trusses and other manufacturer documents can be deferred submittals, so they don't hold up the permit.
- In areas with no residential permits at all, which some unincorporated areas have, there's no plan review. Your lender's and your septic permit's timelines are the ones to ask about.
We don't control approval and won't promise it. What we can do is draw to the code the jurisdiction adopted, list the deferred submittals clearly on the cover sheet, and turn redlines around quickly.
FAQ
Can I start site work while plans are being drawn?
Often the jurisdiction allows earthwork and stakeout before the permit, but not footings. Check yours.
Do I need the final set to get a construction loan?
Many lenders want a full set and a cost breakdown before they'll order an appraisal. Ask yours early.
Is rush service worth it?
Only if the delay is drafting. If it's decisions, rush doesn't help. The first draft of our custom plans comes back in as little as 2 business days, so the drafting is rarely what holds a job up.
